Our services save time for Owners/Investors because Property Management is a 24hr/7days per week job. We also assist Owners with managing issues, that may arise with Municipal and other regulatory authorities regarding the properties. Treating Tenants with respect and creating a cooperative working relationship with each one, makes things easier for all parties. Maintenance/Repair issues are promptly addressed because it is understood, that delays can result in expanded costs and maintaining the value of the property is always our goal so, we work with Owners who understand that.
If you are an Owner or Investor, all the information you need to make an informed decision is provided, along with services to purchase, prepare, lease and manage your property. Rental prospects are thoroughly credit and background screened and they are provided with written, clear information on their responsibilities as tenants, if approved.
A property manager is available 24/7 for response to emergencies. Because we are a small firm, we do not work on a strict 9-5 schedule and it is always possible to reach the someone after usual business hours. However, we do ask our clients to be considerate and make contact by text or email after hours for non-emergencies.
Leases are prepared by a Florida Real Estate Attorney who works primarily with property managers. Notices to tenants are prepared on forms provided by the Attorney’s office, that comply with up to the minute Florida Landlord/Tenant laws. This arrangement maintains the rights of all parties, Agent, Landlord and Tenants.
Property Inspections: Inspections are performed on a Quarterly basis. Sometimes more frequently because of maintenance/repair calls from tenants. In the normal course of daily business, we drive by the properties to observe how the exterior of the property is being maintained. A neatly maintained yard is usually a good indication of interior conditions. Curb appeal is very important for rental properties and this stressed to tenants.
Property Protection: It is suggested that property owners install sensor lighting around the house as a great deterrent to vandalism if or whenever the house is vacant. Statistics show that it is more effective than leaving lights on in the house because, exterior lighting calls attention to anyone walking around the property at night. It is also an extra security feature appreciated by tenants, even if the house has an installed alarm system.
Accounting Services: Owners are provided monthly itemized statements of income and expenses, along with copies of paid invoices. End of year statements are included with 1099’s , to simplify the job of tax preparation for their Accountants.
Rental fee is 50% of the first month’s rent, for managed properties.
Monthly management fee is 10% of the monthly rent
Renewal leases after 12 months, fee is 50% of first rent
