Using a web-based service contracted by the actual Sellers (e.g. Lenders, Private Funds and Government Entities), the terms of your offer is submitted electronically, directly to the Seller for a guaranteed response within 24-48 hours. Only “Offers to purchase” submitted through this system are considered and the platform allows, Listing Agent, Buyer’s Agent and Asset Manager to communicate in real time and close the transaction quickly.

Renovations:Using contracted trades and technical service providers, we utilize CPM (critical path method) to manage the project, including interior and exterior cleaning, remodeling kitchens and bathrooms, painting, replacing flooring and appliances, landscaping and more. Work is done in the most cost effective manner to stay on budget, with an eye to attracting the very best tenants, for stability of income and profit.

Financing:   We work with financing professionals who can help Investors obtain the very best deal.  The possibility of a Lease/Purchase option in lieu of renting is another opportunity for Investors to maintain liquidity of funds.   Many people need a new start after the economic collapse and the LPO provides them with a chance to restore their credit rating. Allowing families a sense of stability (they will not have to pack up and move) for at least the number of years the negotiated Lease Purchase Option (LPO) runs.
